Monthly maintenance

Preventive maintenance that actually prevents things.

Our maintenance program is built on a six-module preventive plan aligned with ASME A17.1 / CSA B44 Section 8.6 Maintenance Control Program (MCP) requirements — the standard Texas inspectors look for.

Every visit covers mechanical, electrical, safety, fire/ADA, housekeeping, and full documentation. You get a record of everything we touched, what we found, and what we recommend next — so you're never guessing what your maintenance dollars are buying.

  • Mechanical — sheaves, bearings, door operators, leveling, hydraulic seals
  • Electrical — controller logic, relays, power continuity, diagnostics
  • Safety — governor, buffers, brakes, interlocks, emergency lighting
  • Fire/ADA — Phase I & II recall, accessibility compliance checks
  • Housekeeping — machine room, pit, hoistway cleaning and lubrication
  • Documentation — written report, MCP record-keeping, inspection prep

Repair & emergency service

When an elevator goes down, you need to reach a human.

Entrapments, mis-leveling, door failures, controller faults — we respond 24/7, year-round. Maintenance customers get priority, lower labor rates, and a faster on-site arrival window.

Non-contract emergency calls are also accepted — we'll work on anyone's equipment — but you'll always get served after our contract customers.

  • 24/7 emergency dispatch, every day of the year
  • Entrapment response & passenger release
  • Door operator, interlock & safety-edge repair
  • Controller & drive troubleshooting (all brands)
  • Hydraulic jack packing, valve & pump service
  • Rope, sheave, brake & governor work
  • Post-inspection correction work
Modernization

Extend an elevator's life by 20+ years without a full replacement.

A well-scoped modernization replaces the parts that age out — controllers, drives, fixtures, cab interiors — while preserving the rails, car frame, and hoistway. It's usually 40–60% of the cost of a full replacement and delivers a like-new ride.

We write our modernization proposals the way you'd want to read them: clear line items, fixed pricing per scope, and a realistic schedule. No "soft costs" buried at the back.

  • Controller upgrades — modern microprocessor-based systems
  • Drive replacement — VVVF for smoother rides and lower power draw
  • Door operator & interlock modernization
  • Fixtures — cab & hall call stations, hall lanterns, position indicators
  • Cab interior refresh — walls, ceiling, flooring, handrails
  • ADA compliance upgrades — braille, audible signals, phone line
  • Fire service Phase I & II retrofit
New installation

Turnkey elevator installation for new construction.

From shaft review to code sign-off, we handle every phase of a new elevator installation. Hydraulic (single or dual-jack) and traction systems, sized for apartments, senior housing, medical office, hospitality, and low-to-mid-rise commercial.

Typical timeline: 6–8 week lead time on major components, plus roughly two months of on-site installation. Billing is milestone-based — usually 50% at signing, 25% at midpoint, 25% at completion.

  • Hydraulic elevators — single and dual-jack configurations
  • Traction elevators — machine room and MRL
  • Shaft & pit coordination with GC
  • Equipment procurement & logistics
  • Full installation, wiring, and commissioning
  • Third-party inspection scheduling & sign-off
  • 1-year labor warranty included
